The new inner-city outlet shopping experience for North Rhine-Westphalia
Wuppertal, “Green City“ of the Bergisches Land and main regional centreof North Rhine-Westphalia will be richer by one attraction from latesummerof 2017 onwards.
Right by the inner city at the Döppersberg in the Elberfeld quarter,thefirst partial section of the City Outlet Wuppertal is being built with approx. 50 shops on approx. 10,000 sqm gross lettable area. It is located in themonument-protectedFederal railway administration building. With theinner-city outlet centre, Wuppertal receives a shopping destination of super-regional attraction. The City Outlet Wuppertal has a catchment areaof more than 20 million residents within a driving distance of 90 minutesn by car in the metropolitan region of North Rhine-Westphalia.
In two further development stages, the City Outlet Wuppertal will have approx. 30,000 sqm sales area with approx. 150 shops. This would make it the leading German city outlet. The City Outlet Wuppertal combines the monument-protected property of the Federal railway administration and the former post office at the Kleeblatt with an attractive bridge structure in an architecturally unique manner.
First partial opening with 12,500 sqm and 65 shops
The positive provisional decision on construction for the first building section of the “Bundesbahndirektion“ has already been granted. The second construction section is to be implemented subsequently, and permits expansion of the overall rental areas by approx. 12,000 sqm. Completion
of the City Outlet Wuppertal is intended for 2020.
CATEGORY & BRAND-MIX
The brand and category mix is aligned with internationally
successful outlet centres and will be made up of fashion to 50 %.
Supplemented by Sport & Outdoor at 20 % and shoes & leather at 11 %.
The Outlet-Shopping-experience will be complemented by home textiles,
accessories and children’s clothing. Cafés and restaurants at 4 % invite to
linger and have a cup of coffee in between. The brand mix is adjusted to
the catchment area according to socio-demographic and regional parameters.
The starting point of the City Outlet Wuppertal is modernisation of the monument-protected Federal railway administration building under maintenance of the most important historic elements in the first construction section with a gross lettable area of approx. 10,000 sqm. In the second phase, the approx. 12,000 sqm rental area in the post office building are to be created. Another approx. 8,000 sqm rental area are planned in the scope of an outer construction around the “Bahndirektion” in the third stage of construction.
The new City Outlet Wuppertal is accessed via the former post office building, which has been elaborately renovated on several levels and now offers a generous parking place offer with approx. 2,500 slots. The bridge structure with its many shops forms the connection across the separating
railway lines and provides access to the “Bundesbahndirektion”.
The overall complex, planned by ATP architekten, entices by its modern and transparent design, which permits plenty of light, ambience and open community areas under the open sky. The building makes reference to the early industrial culture of Wuppertal with its industrial monuments and the iconic cableway.” As another highlight, a hotel is planned on the upper floors of the former railway administration. At the moment, the first discussions are held with an operator who wants to manage the hotel under the umbrella of a renowned international hotel group.
